Fresh on the heels of being awarded her 6th straight Diamond Award of Excellence, the top honor awarded by the Knoxville Association of REALTORS, Debbie Holloway brought home the following awards from Fox Den:

Recently released data from the July Existing Home Sales release published in late August states that median priced existing homes have increased in price by 9.4% from one year ago. With that being said, you as a Knoxville home buyer might ask yourself, have I missed the best time to buy? The answer is no. Why, do you ask. Because while prices are up from one year ago, mortgage interest rates are down nearly a full percentage point and according to recent economic data, incomes are modestly up.

Closing costs in Tennessee are in line with the national average

Origination and title costs on a $200,000 mortgage averaged $3,754 nationwide, down 7.4 percent from 2011, based on Bankrate’s annual survey. Origination fees declined 1 percent; while title and closing costs shrank nearly 12 percent. For the third straight year, New York had the highest closing costs at $5,435, followed by Texas at $4,619 and Pennsylvania at $4,467; while Missouri, Kansas, and Colorado had the lowest closing costs at $3,006, $3,193 and $3,199, respectively.

How do closing costs in Tennessee stack up?

The average closing cost on a $200,000 mortgage in Tennessee in 2012 is $3,747 (in line with the national average) — $1,587 for origination fees and $2,160 for title and closing costs.

Bankrate.com surveyed up to 10 lenders in each state in June 2012 and obtained online good faith estimates for a $200,000 mortgage to buy a single-family home with a 20 percent down payment in the state’s largest city. Costs include fees charged by lenders, as well as third-party fees for services such as appraisals and title insurance. The survey excludes taxes, property insurance, association fees, interest and other prepaid items.

The trend continues with Knoxville mortgage rates hitting new lows

The trend continues with average 30-year and 15-year Knoxville mortgage rates moving even lower into record territory this past week, according to Freddie Mac’s weekly mortgage market survey.

“With little signs of inflation and the Federal Reserve’s ‘Operation Twist’ keeping U.S. Treasury bond yields in check, fixed mortgage rates are remaining low and helping to stir the housing market,” says Frank Nothaft, Freddie Mac’s chief economist.

Freddie Mac says that fixed mortgage rates will likely remain at — or near — their all-time lows in the near future. The low rates will fuel “housing demand with a continued pick-up in housing starts, home sales, and even house prices in many markets,” according to Freddie Mac’s July U.S. Economic and Housing Market Outlook.

Here’s a closer look at mortgage rates for the week ending July 19:

30-year fixed-rate mortgages: averaged a new record low of 3.53 percent this week, with an average 0.7 point, dropping from last week’s previous record low of 3.56 percent. The 30-year fixed-rate mortgage has averaged below 4 percent for every week this year except for one. A year ago at this time, 30-year rates averaged 4.52 percent.
15-year fixed-rate mortgages: averaged a new record low of 2.83 percent this week, with an average 0.6 point, down from last week’s previous all-time low of 2.86 percent. For eight consecutive weeks, 15-year mortgages have been below 3 percent. Last year at this time, 15-year mortgages averaged 3.66 percent.

Chicago Cubs AA Affiliate, Tennessee Smokies, release 2013 schedule

For those of you new to the area who might not know, we have a Chicago Cubs AA baseball team right here in town! Today the Tennessee Smokies released their 2013 schedule. The Chicago Cubs Double-A affiliate will start the season on the road in Pensacola vs. the Blue Wahoos on Thursday, April 4th. Our team will return to Smokies Park for their home opener on Wednesday, April 10 vs. the Chattanooga Lookouts.
